Custom HOA site renderings for a new client.
A HOA in Surprise Arizona has four parks they are accepting proposals for, the first being the main playground for their neighborhood. With competition tight from other distributors, an upcoming HOA board meeting is my client’s opportunity to put their best foot forward with a high quality presentation. A custom 3D site scene was created using real world site specific details.
The Process
Research and Assets
Working with our client we collate all design specifications and assets necessary for the project. Per the client, the existing play structure will be removed with the new one installed under the existing 38×38 shade structure. The sand and rubber PIP pad will be replaced with engineered wood fiber. Assets we worked with:
- A top view illustration of the site with the proposed playground overlayed.
- A 3D google earth view of the site and surroundings.
- A PDF with structure details and 3D model files of the playground equipment.
Layout
Using what we’ve learned we pull it all together into one custom 3D site scene. The playground is situated in the center of a long park strip that extends across the entire block within a planned community. A meandering walking path traverses the park, linking the tennis courts to the playground and the covered gazebo area.
- Custom modeling of existing hardscape, landscape, streets, and curbing.
- Importing and applying materials to playground equipment models.
- Creation of early shot list to showcase the site.
Proof #1
Proofing images are sent to the client to obtain approval for the site’s layout, equipment colors, surfacing materials, and viewing angles. Custom modeling or a landscaping plan is also discussed, and a detailed quote is prepared, outlining the time frame and deliverables.
Design
After approval we move forward with modeling, custom materials, foliage and landscaping. The background of this site was intricate and featured a broad, viewable area of the neighborhood. Therefore, we incorporated details such as houses, trees, and bushes lining the surrounding streets and sidewalks.
- Custom modeling of a double gazebo area to match the existing site.
- Foliage and landscaping added to reflect reference images of the park.
- Custom materials are modified to fit the scene and 3D elements.
Proof #2
Proofing images are sent to the client to obtain approval of all final site elements. Short fly through clips are created for approval of motion paths for the final video.
Rendering & Post-Production
After approval we move forward finishing the materials, lighting, realistic details, and adding people/animation. The render assets necessary for the final deliverables, including post production layers are determined, and we hit render…
The completed renderings are edited in Photoshop where final details and highlights are added. Then images, graphics, and video clips are composited in Adobe Indesign, Illustrator, and Aftereffects, depending on what the client has asked for.
The Outcome
The result was a set of high-quality renders that beautifully showcased this HOA playground project, providing a comprehensive view of the play space and its surroundings.
The final presentation assets were used in our client’s proposal meeting, helping stakeholders visualize the project and make informed decisions. The playground distributor was impressed with the quality and detail, and we were thrilled to complete our first project for them successfully.

Looking Forward
This project exemplified how to maximize value from a first rendering with a new client. We hope this case study showcases an ideal workflow, from the initial design request and asset gathering to the scene crafting and final output of ready to use assets. We’re excited about future opportunities to collaborate with our new client and create more stunning visualizations.
